In November 2009 the Laie Inn was demolished.  Since then the Turtle Bay Resort Hotel has been the only existing hotel and resort on the North Shore of Oahu.  There are several North Shore house rentals but only one North Shore resort and North Shore Oahu hotel.

BYU Hawaii and The Polynesian Cultural Center are located on the North Shore of Oahu in Laie. The Polynesian Cultural Center is the largest tourist attraction in Hawaii and BYU Hawaii has graduations and events that family members attend so both need hotel and lodging accommodations.  The closest is the Turtle Bay Resort and Hotel which is only about 10 minutes away but it’s often booked up and may be out of price range for many visitors.  Average price is $230/night plus a $30 resort fee.

Laie Inn was demolished with plans of building a newer (223 room) hotel.  Local residents have apposed the new hotel as they say it would cause additional traffic problems.  But, what about additional much needed local jobs and the simple fact that additional lodging needs are required.

The renovation and expansion plans from The Church of Jesus Christ of Latter-Day Saints – the owners of the former Laie Inn – is named “Envision Laie”.  The plans included the new hotel, more dormitories for BYU Hawaii, 850 condos, townhouses, and homes in Malaekahan (inbetween Laie and Kahuku).

Honolulu city council must approve the plans before Envision Laie can proceed. Chairman Ernie Martin has been quoted saying,
“We anticipate a significant amount of testimony on both sides concerning the project. The decision taken by the council should not be seen as an indication of the council’s decision for or against Envision Laie.”

A meeting to discuss the pros and cons is scheduled for Wednesday, August 17th in the city council chambers.  The public is invited to voice their opinion on the issue.

Ownership is real estate can be classified in two separate way?  Fee simple ownership or a leasehold. In a few states, including Hawaii,  leaseholds are very common.  It’s essential to understand the difference.

The Kuilima Estate Condos on the North Shore of Oahu at the Turtle Bay Resort are a leasehold property.  Whereas, the Ocean Villas at the Turtle Bay Resort are a fee simple property.

What is the difference between a leasehold ownership and fee simple ownership?

The most basic answer is, who owns the land?

Most people have never heard of a leasehold because the vast majority of real estate sold in the United States is fee simple.  Ownership as fee simple is a complete type of ownership.  When you a buy a property fee simple you receive the land and the improvements to the land (building) in perpetuity.

In contrast, when you purchase a property as a leasehold you purchase the property without owning the land underneath.  The contract is called a ground lease.  Generally, the purchaser pay rent to the owner of the land to use the land.  The contract comes with a predetermined amount of time that one can use the land.  After that, the rights to use the land revert back to the land owner and the leaseholder must vacate.  And, depending on the contract, the improvements on the land such as a house or building may become ownership of the land owner as well.

Here are some questions you should ask before purchasing a leasehold:

What are the terms of the ground lease?
What is the expiration date?
Is there an extension clause?
How much is the lease rent?   Does the rent stay the same?  Are there negotiation periods?
What happens at the end of the ground lease term?

There are very few choices for  North Shore of Oahu Hawaii hotels near The Turtle Bay Resort.  Especially now that the Laie Inn has closed.  Besides the Turtle Bay Resort Hotel others include:  Santa’s by the Sea in Haleiwa and Pat’s at Punaluu.

Costs for North Shore Oahu hotels vary significantly.  On the cheap end, you can find North Shore hotels for as low as $60 in off-season times.  On the luxury end, The Turtle Bay Resot hotel can run as much as $350 per night.
